7 Aberdeen Street — Fire-Damaged Commercial HVAC Redesign & Installation

Complete Refrigeration & Air were brought in to asses the existing equipment and plan out a complete replacement under insurance due to an afterhours fire damage. The extent of the damage meant the mechanical services had to be completely redesigned for installation. This included all new equipment, duct work, cushion head boxes, control systems, pipework, air diffusion and electrical feeds.

The Problem

An afterhours fire caused extensive damage to the commercial property at 7 Aberdeen Street, rendering the existing mechanical services beyond repair and requiring a complete redesign of all HVAC systems across both floors of the building.
Complete mechanical services redesign required - all existing systems destroyed by fire damage
Fire-damaged materials requiring hazardous handling and timely disposal within restricted site conditions
Rooftop crane lift required from a live Perth CBD location - public safety management essential
Tight loading and lay-down area restrictions - disposal of old materials had to be completed concurrently with demolition
Multiple trades operating simultaneously - coordination with builders and consulting engineers throughout

The Solution

The works were finished in scope, on time with a client that had a great review of our team on and offsite.

Full assessment and decommissioning of fire-damaged mechanical services

Hazardous material handling and timely removal within restricted site conditions

Complete mechanical services redesign in collaboration with Construct Services and consulting engineers – new equipment, ductwork, cushion head boxes, control systems, pipework, air diffusion and electrical feeds

Supply and installation of new ActronAir equipment: PRV17, PRV330, PCG400 and PKY500 series units

Concurrent demolition and disposal – old materials removed on the same day as demolition to maintain site access

The Outcome

The new air conditioning systems delivered a significant functional upgrade over the previous installation, eliminating the need for the supplementary cooling that the original design required.
Delivered on scope and on programme
Zero defects recorded and zero warranty calls since handover
Improved energy efficiency across both floors
Positive feedback from the builder and site teams due to onsite conduct, coordination and timekeeping

Client Rating

5/5

Recommendation

The new system is a clear functional upgrade on the previous installation and has performed reliably. We would engage Complete Refrigeration & Air again on future work without hesitation

Feedback

Complete Refrigeration & Air delivered replacement mechanical services following fire damage. From initial engagement through to practical completion, their team operated professionally and made what could have been a difficult insurance-driven project run smoothly.

The transition into the works was well managed. Shop drawings, layouts and unit selections were resolved with our team and the consulting engineers before installation commenced, which avoided delays and rework once construction was underway. Communication throughout was consistent and proactive – we were kept across progress at each stage, and any issues were raised and resolved early rather than escalated late. Onsite, the CRA team held to program, complied with our site inductions and safety requirements, and worked in well with the other trades. The rooftop crane lift in a live Perth CBD location was carefully planned and safely executed, with the early morning scheduling minimising risk to the public. Removal and disposal of fire-affected materials was handled cleanly and within our restricted loading and laydown areas. Close-out was straightforward. As-installed documentation, commissioning data and warranty information were all provided as expected, and we have had no defects or callbacks reported since handover.
